A Word About Zillow, Trulia and Other Online National Real Estate Directories…
The internet has made searching for the perfect home much easier! Tools like Zillow and Trulia (Zillow and Trulia are now one company!) are wonderful and provide information literally at our fingertips! However, as a buyer or seller, it’s important to understand how these online directories or “portals” provide information.
National online directories and portals provide information that is obtained by Multiple Listing Services and fed into its websites. What these directories CANNOT do is understand the local market, local communities and their amenities, and other local factors that also greatly affect home pricing.
For Example, Zillow may compare two 2,500 square foot homes, but it does not take into account that one home is in an exclusive, gated golfing community with top amenities, while the other home is not in a gated community and does not offer amenities. The difference in communities can affect pricing, as well as many other variables that must be looked at when reviewing comparable properties. Additionally, these directories do not take new construction into account as well.
